The buy and hold program suits the needs of the investor looking for longer term financing on rental properties, as well as Airbnbs, which are growing in popularity and profitability in major metropolitan markets across the country.
The fix and flip program is designed to assist investors looking to rehab and sell residential property. Fix and flip loans are shorter term for the trade off for more leverage. For cash-out refinances for business purposes, these are one of the few types of loans that may involve an owner-occupied property. These might be for a small business owner or someone that needs a bridge loan to acquire some sort of business property or transaction.

Buy and Hold Hard Money Loans
Investors looking for income or looking to build a real estate portfolio while the market is strong can benefit from our buy and hold hard money loans. These loans allow buyers to borrow for the purchase of a rental property or cash out existing rentals to buy additional investment opportunities. We understand the need to move quickly when opportunities arise. Our application, appraisal and approval process can be completed in just a few days, ensuring you are able to negotiate effectively with the property holder.
We can provide long term financing of up to 20 years, with partial or full amortization.
Fix and Flip Hard Money Loans
If you’re an investor or flipper interested in buying properties that require all cash or hard money to fix and flip, consider our fix and flip private money loans, which provide up to 85% of the project cost (including purchase price plus the cost of the rehab). These loans have no prepay, which allows you to sell the property as quickly as you can.
We can provide greater leverage if necessary, but the trade off is shorter term. Most terms are 9 months. In some cases we will build in interest carry or reserves to help carry the project as you rehab the property and sell it.
Cash-Out Refinance for Business Purposes
Small business owners and the like often have equity in property but no way to access it unless they go to a private money lender. These bridge loans often are used to acquire some sort of business property or transaction. Sometimes these situations allow an investor to take advantage of an incredible opportunity.
